New Seafood Restaurant Planned For Out Parcel of Epps Bridge Centre, Oconee County Documents Show

Eight Out Parcels Available

Bone Island Grillhouse Restaurants has submitted a preliminary site development plan to the Oconee County Planning Department for construction of a restaurant at the Epps Bridge Parkway entrance to the Epps Bridge Centre.

The new restaurant will occupy one of the 12 out parcels of the shopping center, bringing to four the number of out parcels with a tenant.

Bone Island Grillhouse To Go Here

The restaurant is to be located just across the entrance road from the existing Freddy’s Frozen Custard and Steakburgers in the open space between that restaurant and the McDonald’s, on adjoining land owned by the Wright Company.

Cheddar’s Casual CafĂ© is on another out parcel just west of Freddy’s, and the Bone Island Grillhouse will occupy the last of the out parcels with Epps Bridge Parkway frontage.

Details of Building

Access to the Bone Island Grillhouse will be via the Epps Bridge Centre entrance road and from the adjoining and currently unoccupied out parcel number 3. The Grillhouse is on out parcel number 1.

The 7,160-square-foot-building will sit at the center of the lot, according to the preliminary site plan submitted Feb. 20, and will be surrounded by 108 paved parking spaces.

Freddy’s is in a 3,010-square-foot-building, and Cheddar’s is 8,385 square feet in size.

New Tenant And Available Space

An existing Bone Island Grillhouse is located on the southern end of Lake Oconee north of Eatonton.

The menu at that restaurant features seafoods but also includes beef and chicken.

The company recently established its base at 1150 Julian Drive just south of SR 316 in Oconee County.

The county has not yet issued a building permit for the restaurant.

Remaining Outlots

Epps Bridge Centre sits on just more than 60 acres surrounded by the Oconee Connector, Epps Bridge Parkway and SR Loop 10.

The central core of the mall is largely built out, but eight of the out parcels remain available.

Those outparcels are on either side of the mall entranceway off Epps Bridge Parkway and along the Oconee Connector

Sleep Number and Vitamin Shoppe occupy the only out parcel not fronting on Epps Bridge Parkway with a tenant.

Core Largely Completed

Construction is well underway for the 39,000-square-foot-building that will house Party City and Bed Bath & Beyond.

Room exists for another 25,000-square-foot-building between these two retailers and Marshalls, according to the plans on the web site of the center.

The online marketing flier for the shopping center lists only 16,800 square feet of space available in the built-out central complex of the shopping center, and 2,400 of those square feet are to be occupied by Bellagio Nail Bar, now preparing to open.

Additional Land Available

The Bishop Company of Atlanta, developer of Epps Bridge Centre, holds additional undeveloped land behind the Georgia Theatre Company’s University 16 Cinemas.

The company also has had an option on land across the Oconee Connector from Epps Bridge Centre for future development.

The county plans to build a roadway through that property to Parkway Boulevard, at Kohl’s, to open that land up for development.

If you want a truly gourmet, well-prepared and locally sourced meal, Athens has some excellent locally owned restaurants, 5 & 10, Seabear, Branded Butcher, etc.

On the opposite end of the food spectrum, Melvin, Frank Bishop and Jamie Boswell are bringing in national chains with absolutely no character. We are Gwinnett-lite. Look at Jimmy Carter Blvd. in Gwinnett for a preview of Epps Bridge Parkway in 10 years. At least we still have Chops 'n Hops and Girasole's!
