Oconee County Issued Four Building Permits Today for Epps Bridge Centre

Extend Strip Mall Shopping

The Oconee County Code Enforcement Office by the end of the day today had issued eight building permits for five different structures at Epps Bridge Centre.

Three of those permits were for the University 16 Stadium Theatre, the most recent issued today for the interior space for the 70,412-square-foot building. Permits for the foundation and for the shell were issued in October.

The county today also issued permits for the shells of three buildings. One was for an 18,000-square-foot-building for the shoe store Off Broadway, one was for a 26,004-square-foot building for retailer Marshalls, and the third was for a 30,874-square-foot building that does not yet have an identified tenant.

On Dec. 19 the county issued a complete permit for the building that will be used by PetSmart. That building is 35,686 square feet in size.

Most of the buildings for which permits have been issued will be in front of the theater.

No Permits Yet For Other Tenants

B.R. White, director of the planning and code enforcement offices, told me he has heard discussions about other tenants, but until a building permit is issued he does not have anything official to indicate what will be in the shopping center.

White said developer The Bishop Company of Atlanta could be constructing the building without an identified tenant to attract a specific company or on speculation.

Earlier this week, the Athens Banner-Herald reported, based on a map it said was circulating on Facebook, that, Marshalls, PetSmart and Off Broadway were among stores to be located in the shopping center.

Marshals Is Sibling To T.J. MAXX

Marshalls is an off-price retail chain owned by TJX, the parent company of T.J. Maxx. TJX is based in Framingham, Mass.

The closest Marshalls is at the Market Place at Mill Creek in Buford, but T.J. Maxx has a store in Colonial Beechwood Promenade on Alps Road in Athens.

PetSmart is a pet supply and pet services company with many stores in the Atlanta market, the closest in Bethlehem. Corporate offices are in Phoenix.

Off Broadway is a shoe discounter founded in Nashville and with corporate offices in Alpharetta. The closest store is in Discover Mills on Sugarloaf Parkway in Lawrenceville.

Marshalls, PetSmart and Off Broadway are common strip mall tenants and represent an extension of the shopping experience offered in the strip malls near to Epps Bridge Centre along Epps Bridge Parkway.

Russ Henson, building inspector for the county, told me in November that Georgia Theatre Company plans to open the 16-screen University 16 Stadium Theatre by Memorial Day of 2013.
